Main Electric Panel in Closet posted on August 26, 2008 07:08:37 pm How would you report this condition (major repair/safety issue) or is it even necessary? The workmanship looks good but I realize the location is not ideal.
PEX piping posted on August 26, 2008 06:53:24 pm this is a one year old house. they used the pex with connections. I know there were some problems with the connections, but i thought they had solved the problems with a different type connector. Is this familiar to anyone.

Aluminum wire Bonded to Ground Bus Bar posted on August 26, 2008 05:45:30 pm Here are 2 pics of a distribution panel in a new condo. The service conductors are aluminum, but in the upper left hand corner you can see what appears to be an aluminum wire (green) bonded to the ground bus bar. I was a bit thrown off because the gauge is smaller than the service conductors but larger than the copper distribution wires. Can you give me some guidance please.
Thanks,
Roni
Plumbing pipes routed below footing posted on August 26, 2008 05:26:00 pm The home I inspected yesterday was built in 2001 and has the plumbing supply and drain pipes routed below the foundation footing. I know that there are better ways of doing this, however I am wanting to know if this is typically allowed by code or considered accetable.
Mice in the attic posted on August 26, 2008 04:51:20 pm Hello fellow inspectors, i've been reading but never posted.
I just recently done a inspection where the client has a 12 year old child with athsma and severe allergies to mice and rat droppings. I found sticky traps in the attic along with variable chuncks of the green rodent poison, I reported that these were present and that the high freqeuncy plug-in devises to distract the rodents were plugged in every room of the home, I found no droppings during the inspection. I suggeted getting a professional exerminator to look over the situation. The client decided not buy the home. My problem the agent is trashing my inpection and stated that my discovery of the mouse traps and poison was not as bad as reported. He might tink I planted them in the attic? This is a first for me, any suggestions on how to confront this agent on a very professional level or should I let it ride.

strange switch in garage posted on August 26, 2008 04:32:36 pm 46 year old home. Anyone know what type of switch this is? It's in the garage next to the manual overhead door. The conventional switch is for the garage ceiling light.
Composition boot used for flashing posted on August 26, 2008 03:37:12 pm I believe this one falls under the 1"(and common sense) to combustibles rule. I am posting it to be sure there is no rule that allows this. An ordinary composition boot is used for the flashing for the water heater flue. I also noted the missing cap. The furnace flue was a different issue.
Thanks for input.
What Is It? posted on August 26, 2008 03:33:12 pm Have you ever just come across something during an inspection that you'd never seen before? I was inspecting a home this morning and found this on the railing to the deck. I got rid of the background so as to focus on the subject. Any guesses? Spray foam under wood shingle on lath posted on August 26, 2008 07:11:00 am Has anyone seen any horror shows with this application. Builder said that a barrier was stapled into the rafter bays to keep the foam from expanding through the gaps between shingles but not sure if there is a preferred method. It would seen to me that no matter what, moisture will be penetrating to the top of the foam.
