Indoor AC coil cabinet sweating? posted on August 07, 2008 10:58:45 pm Every once an a while I come across an indoor AC cabinet that is wet (sweating) all around (some units located in the attic and some in hall or garage closets). The temperature differential is usually good. How should this be noted in the inspection report? Thanks
Female Home Inspector Robbed On The Job In Florida posted on August 07, 2008 10:41:37 pm Woman: Thief Punched Ring Out Of My Mouth (http://www.local6.com/news/17109716/detail.html)

PALM BAY, Fla. -- Palm Bay police are investigating an incident in which a woman said she was trying to swallow her wedding ring to keep it from robbers, who punched her in the mouth before stealing it.
The woman, who works as a private home inspector, said she was robbed while inspecting a home about 1:30 p.m. Tuesday in the 300 block of Paquita Circle, reports show.
The unidentified woman told police she was at the home, located in a new subdivision just south of Malabar Road, when two men approached her and demanded her jewelry.
The woman attempted to swallow her wedding band to keep it away from the thieves when one of the men punched her in the face and took the ring, police said.

Wrong brand of breaker in panel posted on August 07, 2008 10:19:47 pm Hi everyone. I have been writing up any panels that have specific manufacturer labels stating "Use only ....... brand breakers type ....... " when I observe that different brands are installed. I have been getting beat up by the electricians in my county that this is not correct, and there are breakers that interchange in many different panels. County inspectors don't appear to have to deal with this since most all new construction have brand new panels with the same breakers. Is there any specific (NEC) information that I can print to back up that this may be voiding liability of the manufacturer in the event of any problem with their panel? Any info is greatly appreciated. I am new to the site and very impressed with the knowledge that all the inspectors pass on to those of us that are still absorbing alot in this industry. Thank you
Protective vehicle stop (bollards) in garage posted on August 07, 2008 09:32:56 pm I inspected a 2005 built home today with a gas water heater located in garage. No vehicle protection or (bollards) were installed in front of the gas water heater. The water heater sits off to the front corner and is not in direct path with an incoming vehicle that is if your coming in straight. I am thinking that protection is still needed. What is the code or standard for vehicle protection.
No Broken Windows posted on August 07, 2008 07:42:53 pm Had an inspection today where the seller thought that bragging rights was due since they lived on a golf course lot and had never had a broken window.
Little did they understand the concept of what "lost thermal seals" were.
They had 38 windows with evidence of lost seals.

Jack Jentzen never saw it coming. Four years ago, as a real estate agent in Elgin, Ill., he was enjoying the rewards of the most frenzied U.S. housing market in decades, and money poured in.
Now he's fighting to keep his home.

Simulated Slate Roofing posted on August 07, 2008 04:00:06 pm Hey Gang:
I inspected a house yesterday that had a simulated slate roofing system. To my surprise, the material is rubber. Royal Roofing is the manufacturer. It was very uneven and the corners were lifted. The roof is only two years old. Do any of you have any experience or knowledge of this roofing system? It didn't look right....
Thanks,
Jim
PEX for Radiator Connection posted on August 07, 2008 03:54:56 pm Hey Gang:
I saw a combination of PEX tubing connected to copper piping directly behing the radiator for a hot water boiler system. Is PEX rated for this use?
Thanks,

2000 year old masonry posted on August 06, 2008 10:20:51 pm I thought that this might be of interest. It is kind of cool.
I received an e-mail from a relative in Portugal with a Power Point Presentation of a village in the Northern mountains of Portugal. The presentation is in Portuguese so, I will try to translate some of what goes on.
This village named “Soajos” has existed for over 2000 years, and was one of the largest agrarian communities in the area.
In order to store the corn harvest, they built corn cribs in a “rodent proof” manner.
The cribs were built on a granite base.
Since Corn is the basis for bread, and bread is considered sacred, each crib is topped with a cross.
What further impressed me were the pictures of the village. I didn’t see any wooden structures. Everything is masonry including the cobble stone streets.
Again, this is a Power Point Presentation, so, you need Power Point Viewer to open it and it is 1.78 MB

Enjoy.

Joining the local board of Realtors. posted on August 06, 2008 09:32:49 pm Wondering if most of the Inspectors pay the $500 to join the local board of realtors, do you think its worth the cost.
Water supply and panels posted on August 06, 2008 04:53:51 pm Is there not a code that prohibits this type of installation? Yes, that shut off valve has previously leaked directly onto the panel.
