One main difference is that you are very likely to have someone coming behind you in the very near future possibly finding things you missed or with an emphasis on other things that you may not feel are a big deal. Usually the second inspector also has the benefit of the first report.
I've been on both sides, the one going first and the one going second. It's much more fun to be the second.
IMO, Pre-listing inspections are not for beginners.
