Not sure if this the right place to ask this but........How would price a 15000 sq ft. warehouse with a 3000 sq ft. office. The building is empty and built 2002.

The warehouse will be simple and the office will most likely have a couple of bathrooms, a water heater and a break room with a sink and maybe a dishwasher. I would guess that this would be around a 2-3 hour job. Hopefully you will be able to get on the roof from an inside ladder access.

Before I ever give a price on a commercial job I drive by the address to take a look. Then I send them the price via email and have them sign my contract and fax it back if they want the inspection.


I would say between $700 and $1,200.

Jim,

Just finished one that was 12K sq.ft. and the bill was 3200.

The roof had numerous areas of leakage and termite tubes coming up through the expansion joints of the foundation. The buyer had a electrical contractor and a HVAC company separate from me.

They gave me no grief over the fee.

Estimate your total time (inspection and report) and multiply by what your hourly rate is.
