New construction. One thermostat, in second floor master bedroom.
Why would they put it in the bedroom instead of more centrally located on the first floor?

At the buyer's request?

Does it allow for even heating and cooling of the house, or do other areas get warmer or cooler before the thermostat activates?

The HVAC may be zoned. Are there thermostats located in other areas of the house?

Definitely not buyer's request.
And yes, it is the only thermostat in the house. No zones.

If not the buyer's request, then the HVAC company may have other reasons for putting it there, reasons not related to the operation of the system.

I've heard many contractors (of all trades) answer the question of "Why did you do 'that'?" with "Well, so many people have asked me to do 'that', that I just do 'that' anyway, saves them from having to ask me to do 'that'."

Nothing related to "Oh, that makes 'whatever' work better.", just "I'm tired of changing it, so now I do it that way to start with."

Last new home we had did have zoned systems (1 up and 1 down), and the thermostat for the upstairs was in our master bedroom. As I saw it, since I'm paying the bills, I want to be comfortable.

But I agree that it would be inefficient in a home with only one HVAC system to have the thermostat in the master bedroom rather than in a centrally located area.

So long as there is balanced air flow, a stat located in a bedroom is not a problem. It just needs to be placed in a good location to sample average air temperature in the conditioned area. Most houses around here do have limited air flow with bedroom doors closed, so that would be a problem. The problem is really with the duct system more than the stat location, but that is another story.
