I would say that if you have to ask or question yourself if something might be a conflict of interests then it most likely is.

Almost every single inspection done for or with the realtwhore in mind is a conflict of interest. If you write in a way to ease the bad news, that is a conflict. If you add a few years to the projected life of the roof so the realtor will send you more business that is a conflict.

If you take your clients check and tear the house apart listing all of its warts without sugar coating anything, that is not a conflict.

I don't know if I have weeded them out or if they are finally catching on, but Realtors here for the most part, do not try interfere with me in any way shape or form these days. They are not all bad. The bad ones just give them a bad name.
