Why do the run the sprinklers right before my inspection

I know, I know - Its better to water in the morning. It always seems like they run the damn things right before I start my inspection. I have had them kick on a couple of times during my outside inspection.

During the summer it sucks, because I will blow off the exterior and go inside first, but then when I get outside, its hotter than heck.


Its just not fair.

They are probably on a timer and you just happened to pick that time. So it is your fault. hehehe

Maybe that is another disclaimer that we need to put in our contracts that sprinklers may not be activated for 24 hours prior to inspection. Otherwise it can hide a lot of things.

So you may track grass back into the house across that freshly vacuumed carpeting. Ever notice how sellers do that (vacuum) thinking it makes a difference in your inspection?

I try this tack, which sometimes works. When I set the appointment I call the listing agent (if they have on) or the seller (if a FSBO) and ask them to turn the sprinklers off on the day before the inspection.

At the same time I ask that they make all necessary things accessible such as electrical panels (or whatever JP want you to call them), attic access hatches, et al. I then intimate that, if these things are not done, the buyer will be less that pleased and it could ostensibly lead to a longer and more draconian report . . .:D
