When you see homes without them, do you recommend having them installed? Do you put the recommendation in the written report?

I don't tell my client anything about them. Now when I find them I say plenty because they are a pain to get on and off! :)

At some time we just have to realize that we can not have an answer or offer advice on everything in a home. I know, many do offer this type of service and their reports tend be more like a homeowner ship care manual. I stopped "fluffing" or adding this type of information to my reports several years back and it made my reporting life easier.

They are a bit difficult to remove aren't they?

I've learn that a small punch to the side of them and they crack right in half for easy removal. ;)

And no I don't recommend them on my report either.

JDJ: If it is an older house that does not have frost-proof faucets, then yes, I recommend their use.

I don't recommend them. It makes people think that because they have them installed they no longer need to shut off and drain their exterior faucets.

KR: Yes, but that is in Iceland where you hide. One cannot drain hose bib lines in Dallas, unless of course you want to drain the entire municipal water supply out into your yard.

No, not around here. Of course we don't have basements either.

I recommend putting on the covers even if the hose bib is freeze resistant. Kind of a belt and suspenders approach but more to discourage people from leaving the hose attached which defeats the purpose of the freeze resistant valve.
Also, even though I know the difference, some houses (like mine) have both standard and freeze resistant and lots of people don't know the difference.
