If any corrosive's are being stored near the copper supply lines, it may be the cause.

Just a thought.

You can see the wet floor joists around it. Yes from prior leaks or the shower spraying on the floor or the tub and or sink leaking.

If the home was empty you should always let the water run a long time in all fixtures. Sometimes there will be a minor leak that just won't shjow up from turning the water off and on.

Run the water, run the water, run the water. Fill up sinks, flush toilets, fill shower pans, fill tub, run Whirlpools a long time filled to the over flow drain line.

And then go in the crawl or basement to see what is going on.

Pin holes and/or corrosion were visible on one or more areas of copper water supply pipes. This most often occurs with acid water with a pH of less than 6.5. Leaks may result because of this. A qualified plumber should evaluate and replace water supply components as necessary. The client(s) should consult with a qualified plumber regarding the possibility of acidic water, and what solutions may be available to neutralize the pH.
