Who should I recommend to correct this roofing butted up to the EIFS? There is going to be resistance, the whole development built in 1998 is done this way!

Was there any leaking or damage on the exterior or interior? No flashing? If it is a flashing issue or if there is an issue with the way the roof junctions against the sidewall, I'd call for a roofing pro.

Correct me if I'm wrong but I didn't think all EIFS was bad. I though it was just the stuff that was not installed properly. Any issues with the way this EIFS looked or was installed?

The siding should be off the roof decking (I think 2").
Call siding contractor.

No visible flashing. That's part of the problem! Do you recommend a siding contractor cut the EIFS and damage any flashing that might be there, or a roofer cut the EIFS he knows nothing about?

I'd say siding contractor.... the roof is fine. It's the siding that needs to be moved (while they're there maybe they could just take it all :) )

Just curious... how did you determine there is no flashing?

If there is no flashing, then the roofer is at fault and should repair it, of course, the siding installer should not have covered it up, but still the roofer needs to install the flashing before any siding repair can be done.
If there is flashing installed, then the siding installer needs to cut back and repair the siding to code. I don't remember seeing any kick-out flashing, so that also needs to be done...even if a sidewall flashing is there.:cool:

....part of the problem!


The kick out flashing is a good point, but is seldom if ever seen in this area....and yes, I know that does not make it right.

If you are asking, is it barrier or drainage? I would have to say barrier. If you are asking is it Polymer-based, I don't know. It taps hollow and does not sound like a hard coat.

Stucco coatings are excluded in my contract. Invasive or otherwise exhaustive inspection of stucco coatings are the responsibility of the client.

My concern was with the coating landing on top of the shingle and being caulked. First if water did get behind the stucco it could not get out. Second, replacing the roof becomes a real issue. Wicking of water is only an issue if the caulk fails, and who ever heard of caulk failing?

I share your concerns.

I was asking about the brand on the EIFS so you could compare manufacturers details on installation. They are pretty much similar when it comes to clearances and kick-outs.

You probably wouldn't.
When I am doing an EIFS inspection I ask a lot of questions; sometimes that gives me the answer but not always. There are other clues such as the color of the mesh but that can be a problem as well because contractors may have mixed in materials. Sometimes I know because someone that is in the know will tell me and I can verify it with a couple of other sources.

It is not all that important for you on this one as you are not doing an EIFS inspection per sa, only wanting to comment on a couple of details.
You can say this; The clearance from the roof plane is not in spec. and there is no installed kick-out flashing as required by all EIFS manufacturers.

for the retro repair, I recommend having the EIFS contractor install the kick out/ diverter flashing...this country is really in piss poor condition for building, we have so much water intrusion problems here in Jersey from the building boom, a lot in stucco EIFS. I am a transition inspector here in jersey which is when a developer gets ready to hand over a community to a new association so I go up against developers all day. Typically roofers hack the cladding, so a good EIFS tech can get it in. your right about the 2 inch roof clearance too.
