At my inspection today the Realtor and the buyer decided to accompany me into the crawl space. You could pretty walk the whole thing so they felt everything was OK until the saw the snake sitting on the top of the foundation. They both now have a new founded respect for Hi's and the hazards in the crawl space. The pest guy had left about 30 minutes earlier and they both wondered why he had not removed the snake. They then decided that since it was not wood destroying it did not fall under his responsibilities. Great minds all the way around!

I guess the snake was the deal killer this time, not the Home Inspector.

Who ever said a pest inspector is responsible for removing reptiles? That buyer and realtor have unrealistic expectations.

They figured that out for themselves.....eventually....

Are you sure that wasn't the listing broker down there slithering around trying to listen.
Looks alot like a few I have met over the years.

Is it still called a crawlspace if you can "walk the whole thing" :D

You did have to squat a bit but not crawl :) .... (had a few moisture related issues too)

Was the snake thrown in as part of the rodent control system that came with the house?

The snake may not have been visible to the Pest Guy ?

Sort of looks like a certain seller I recently met. I suppose it hissed every time something was brought up, like the moisture stains?
