Hello,

What is the distance that a detached garage has to be from the main house to not have sheetrock or a fire barrier in the garage? Inspected a detached garage today that had a plywood ceiling and pegboard walls over studs.

- R309.2 Separation required. The garage shall be separated from the residence and its attic area by not less than 1/2-inch (12.7 mm) gypsum board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8-inch (15.9 mm) Type X gypsum board or equivalent. Where the separation is a floor-ceiling assembly, the structure supporting the separation shall also be protected by not less than 1/2-inch (12.7 mm) gypsum board or equivalent. Garages located less than 3 feet (914 mm) from a dwelling unit on the same lot shall be protected with not less than 1/2-inch (12.7 mm) gypsum board applied to the interior side of exterior walls that are within this area. Openings in these walls shall be regulated by Section R309.1. This provision does not apply to garage walls that are perpendicular to the adjacent dwelling unit wall.

Points to ponder.

The part Jerry Peck quoted is often ammended when the IRC is adopted by certain jurisdictions, and also often more locally ammended with more strict provisions regarding proximity to residence or other strutcures on the same lot. It is common to see local ammendments to for example 5/8" gyp minimum rather than 1/2", and other ammendments/enhancements to the unammended IRC.

Furthermore, local ammendments, and/or zoning codes, set back provisions, etc. may further require when that detached garage is closer to a lot line, or a neighboring lot's structure is encoraching on a set-back or set-off from a lot line.

Overhangs and projections count when measuring those distances between structures and/or lot lines or set-back lines.

Probably to prevent neighbor complaints, bylaw violation, because of a project car or something similar. In my area, it would be a blue tarp. :)
