Hi,

Inspected a home today & the shingle end butt joints or end joints are excessivly close together. Will this be a chance for potential leakage?

The ridge cap shingles are incorrect as well?

Any insight would be appreciated.

A couple thoughts,
- On the butt joints I would just include an installation pdf from the Manufacturer with the report. They typically show required off-sets and other details. Stops any arguing. You don't necessarily 'have' to know the exact manufacturer but it does help. Just make sure the install guide is for an architectural shingle.
- They make a matching cap shingle for Arch shingles. The problem with using the regular Arch shingles on the ridge like that is the layers tend to lift, crack come apart and break. I've seen them really deteriorated in 1-2 years.

Although it varies, most roofing manufacturer's will specify these details.

For example:

Certain Teed (for most of it's laminated shingle line) lists the minimum distance between joints as 3.5 inches.

That work is completely unacceptable. When they fail to stagger the rows like that, it shows they were simply too lazy to move across the roof with their bundles and their stinkin nail guns. Then too ignorant to purchase the correct ridge caps. They most likely screwed up the invisible areas as well. Call for it to be torn off.
