A friend of mine wanted to buy a rental home but did not know what to look for.
I went with him on 4 houses, in one afternoon.
I think I charged $400-450, don't remember.

For starters, the "financial analysis" portion is going to run head-on into the IL SOP, which in effect prohibits HIs from advising on financial aspects of a RE transaction.

In looking over his Bio, he was a financial analyst prior to becoming a home inspector 4 months ago in Dec 2010. Another victim of right sizing thinking that the home inspection field is a gold mine.

What he looses on a single inspection, he makes up in volume. Loosing more each inspection.

His sample report has only about a jillion fields which say not present or not inspected. He has more disclaimers than he has report.

The report verbiage is a riot.......

"COOLING LIMITATIONS: "The temperature was below 65 degrees within the past 24 hours. IN my opinion, I may damage the unit if I operate it. I am not operating this unit. I cannnot be responsible for any defects I cannot inspect."
AGE OF COOLING SYSTEM: "The unit is in it's first quarter of it's expected life span".

"Water damage on the laminate floors......In my opinion, this is due to beverage spills or pet accidents"

ROOFING LIMITATIONS: "I inspected the roof from the ground." ... "The entire roof was free and clear for me to inspect from the ground".

And my favorite...........
CHIMNEY: METAL - Metal chimneys need to be inspected regularly for rust and damage. These do tend to work just fine for gas appliances".

HA HA HA HA HA!!! This is so bad it's funny.

That's pretty bad. The financial analysis thing might get him into more trouble than the report.

"I inspected the roof from the ground". WTF???? Would you inspect a service panel or furnace from across the room? While we're at it, why don't we just stop at the bottom of the basement steps and inspect the basement from there?

If somebody is that terrified of climbing up on a roof, they need to find another line of work.

Better yet, for a discounted fee how about we just do a "drive by" inspection. I promise to not go faster than 15mph, school zone speed.
