View Full Version : Pre-drywall meeting questions

Hey guys,

I just had a pre-drywall meeting for a new construction home. In hindsight, I should have hired someone to come through with me. I am looking at some pictures I've taken and it seems to me that there are a lot of issues! I'm not sure if these are big issues or no big deal?! I am really concerned so I am wondering if someone has time to take a look at a few pictures I took.

I would greatly appreciate any feedback! I would like to email you the pics if possible.

Please let me know if you can help me out,

No, I don't have the time or inclination to look at your photos but you are right to be concerned and if you have questions about anything, stop the presses and hire a HI to inspect before the problems get covered with drywall. This is the one single most important inspection during the construction of a house IMHO. The framing, electrical, plumbing, venting, duct work, air sealing, nail protector plates, etc. are all visible now but will not be is just day or two. I can guarantee you did not take pictures of all the important stuff, I always miss a few shots and I take over 200 shots at virtually every inspection.

Drywall is up! I wish I thought about hiring an inspector beforehand. Oh well, my only consolation is that if we bought an older house a pre-drywall inspection wouldn't even be possible. I'm thinking a pre-closing walk through with an inspector is a must? If anyone just wants to see the pics to comment just let me know.

It is very important that you select a home inspector that will do right by you. Shop around... not for price, but rather for someone that will protect your intrests. As to see copies of reports, and find someone who has content, not "fill" in the report.

Don't ask for recommendations from the realtor. If you have any friends or relatives that have purchased a home, find out if they were happy with their inspection.

It is very important that you select a home inspector that will do right by you. Shop around... not for price, but rather for someone that will protect your intrests. As to see copies of reports, and find someone who has content, not "fill" in the report.

Don't ask for recommendations from the realtor. If you have any friends or relatives that have purchased a home, find out if they were happy with their inspection.

Asking a quick question is one thing but to look pictures over with you on the other end .... warrants a home inspectors fee. We actually do get paid for what we do but I do not know any inspector that will be that definitive about pictures someone sends them or to email questions and answers back and forth. After all it is his livelihood and reputation and liability. I am sure you understand.

Hey Steven, thanks for your advice. I don't personally know anyone who hired a HI, so I looked Maryland Associations of Home Inspectors | Maryland Home Inspection | MD Home Inspector (http://www.mdahi.org/) and so far HTI home inspections looks the best to me.
