The article mentions enacting legislation that has some teeth to it - absolutely. Getting into this field can be way too easy.

The article references a seller disclosure and a Home Inspection. By inference the article implies that the seller lied on disclosure statement and that the HI failed to find the defect. There is no mention that the defect was visible at the time of the inspection nor was proven to be known by the seller.

The author of the article failed to demonstrate the causes of the $50,000 repair, possibly the repair was tied to $45,000 renovation and a $5,000 roof to replace the 35 yr old roof.

Would have thought that a better example of why the regulations are needed.

Article does talk about Lic and regulations and training which is good, but sad to say not a panacea to problems.

Sure licencing may be required, but it should be to clean up the associations themselves.

Secondly, licencing does not prevent an inspector from omission or error, ever.


Yes the industry needs to be regulated and that was occurring with the National Certification Program that was funded by CMHC, CSC, CAHPI, etc.... which CAHPI dropped after about 10 years of work - you don't want to know how much tax payer money was wasted by CAHPI's move. NHICC (http://www.nationalhomeinspector.org/) (http://www.nationalhomeinspector.org/%29) is trying to revive/continue and keep the program going but many of the main stakeholders have pulled their support due to CAHPI's move.

CAHPI is no position to be dictating anything, since another association PHPIC is also offering National Certification.

This piece is just another attempt to scare consumers and an attempt by CAHPI to grandstand.

More important questions need to be asked of CAHPI from a financial accountability from the provincial association members who paid a lot of money over the years with very little to show and big questions about the financial affairs and behind the scene politics and conflicts of interests.

CBC is the monopolistic state broadcaster. Paid for by the Gov. Its a pretty interesting side story in itself...

They jump at the chance of using some Mr H justice and slam the hommie, its a freakin sport. The story looked like a fishing expidition. Yep, it smells.

Yes as usual the home inspector is blamed. Nothing new there, eh! :D
Of course many of the finer details are omitted from the story..

Nor do the stats back up that there is major problems with home inspections considering the number of inspection - realestate transactions occur across Canada per year.

As far as I am concerned the licencing regulations in Alberta have gone to far to the right, and even more so since input from the Associations was pretty much ignored.
Whilst it appears the realestate fraternity has had a hand in the legislation.

Just to clarify:

PHPIC never has and never will offer 'THE" National Certification. They are strong supporters and promoters of the National Certification Program as delivered by the NHICC, but they have never asked for or received permission to deliver the NCP.

PHPIC has their own designation, "Professional Home & Property Inspector" (PHPI) which is conferred on their highest level inspector. One of the requirements to become a PHPI is that an inspector first must be an NHI (National Home Inspector) as designated by the NHICC.

The NHI designation is available to any Canadian home inspector, regardless of which association if any they belong to.
