There is no such thing.

Each association and licensed state has its own SOP. All very similar but different.

Most inspectors do not use a checklist or template to inspect. They let the house drive the inspection. Data is collected and then entered into a software program that organizes the data. Plumbing is scattered through out a home. During the inspection I collect plumbing data at mulitple points. My report puts all the plumbing in one section of the report.

Carrying around a checklist, you are constantly flipping pages to find plumbing, electrical, interior, HVAC etc as you walk through rooms. It is much easier to collect all data from a given room and allow the software sort into systems.

North Carolina is a licensed state. Home inspectors are required to report on specific items. The licensing board has a checklist of what must be documented in a report. You could use that as a starting point to develop your own form.

If you are interested in a good paper report form format, then the ITA Matrix form is probably the best one out there. I used it for many years before I switched to a computer based report. It covers any SOP out there.

While Bruce thinks its a hassle to flip back and forth between pages, I found it no problem at all. Not much different than switching between sections of a computer report. Flip a page, or click a mouse.
