Has anyone seen this before? All the plumbing vents at the roof were done like this.
It sure seems to me that it could have a limiting effect on proper venting.

Any thoughts?

Thanks,

Eric

Any thoughts?

Yes.

Wrong. WRONG. WRONG!

Not only is that WRONG!, but they are not flashed properly either.

I would venture a guess that there is a venting and leaking problem in that house.

Eric,

You might want to check the clearances around the metal chimney I see peeking up behind the ridge of the lower roof. The top of the chimney should be at least 2' higher than anything else within a 10' horizontal radius. It does not look like it meets this requirement at the lower ridge or the upper eave. That is if it is indeed a metal chimney.

Thanks for the replies,

Jerry,

I have never seen a metal roof flashed this way. I typically see the flashing on top of the roof with a gasket seal that is screwed in, or installed similar to comp roofing with the flashing covered at the sides and top but open at the bottom. There were no signs of water penetration at the decking on the attic around the vents and we are 20+ inches above average on our rainfall this year. However, it does have a radiant barrier installed on the underside of the decking which I have found makes it harder to observe leaks sometimes.

View photo below for a closer look at the flashing. Note the section joint below the vent. I could not tell if that allowed drainage below the flashing or not, but ot sure looks strange. They were all done like this. I wasn't sure if this was a new style of flashing I hadn't seen before, but was leery of it nonetheless.

Bruce,

That is actuallly a termination for the mondo range hood in the kitchen. However, the vent pipe was not properly connected and was venting into the attic space.

Thanks,

Eric

Eric,

You described the way every flashing I've seen in installation instructions for metal roofs has been shown.

If there is another way, I'll let the roofing contractor show it by providing the installation instructions.

That's not a proper range hood exhaust termination - the grease laden air will impact the flat top and collect grease, allowing the grease to drip back down the exhaust duct.
