Hi guys the follwing is the request from a realtor. His client had trouble about window pane replacement with strata for a while. The management believed this is impact damage by inhabitants. want to know your thought. Thanks


"Attached are a few pictures of a shattered window.
This is on 38th floor of a high-end building in downtown.


No one was home when this happened.
The building was approximately 2 years old.

I did not read the attachment, but my glass contractor mentioned a few weeks ago that after market tint installed on a low E double pane window can cause pressure increases between the panes and breakage. Maybe that happened here.:confused:

A picture of the overall window and frame would be most helpful. The close ups don't assist with what maybe going on with the framing.

Could be the frame was too tight and there was thermal expansion, particularly in the window was on a south or west facing.

Peter in Toronto a number of condo's have had there windows fall out. Turns out the glass was defective, or.so they think,

Glass can have a sweet spot and it would not take much if hit right to shatter the glass.

The wider view shows that it is likely thermal stress ... based on the information in the information provided, and on that site.

Look at the overall view photo, right side, about 1/4 to 1/3 the way up, there is a straight line propagating from the right side frame and perpendicular to the frame, which crosses what previously looked like a possible center point of impact and radiating outward from that point, but for which that crack from the right side continues as a basically straight across crack from the right side to the left side.

The first two paragraphs in that information describes that type of crack, and propagating from that approximate location, as a thermal stress crack.

I would be curious as to how a bird strike on the exterior would break the INTERIOR glass and not the exterior glass.:confused:
