This was a military relocation job. A new apartment building next door to the base. 472 sq ft.
It's a functional layout. I would add a bedroom door.
I checked the building exterior, roof, garage, storage lockers, common areas, and found a few blemishes in the unit. Kept busy and wrote a nice report.

What was your smallest inspection?

It was a 750 sq. ft bungalow type house. However, with the number of defects I found, you'd have sworn the house was three times are large.

A 25 foot Boat... In the water at Ventura harbor... It had termites in the deck and around the windows. Nice little boat...

I've done a lot of park model/ mfg homes under 400 sq ft'
After apx 30 min I'm wondering what to do next :)

I can't do anything in 30 min. It still has appliances, HVAC, electrical....

There are a bunch of 718 square foot houses in one area of town. They're kind of a pain, though. The furnace is in the crawl space, and the crawl in general is not easy. We have some senior condos that are really nice to inspect. No roof, no crawl. If I didn't have anyone asking me questions I could be out of there in 45 minutes.

I can't do anything in 30 min. It still has appliances, HVAC, electrical....

They are pretty cut and dry,
Interior 10-15 min
Turn the AC on, Check the stove and frig, no dishwasher
Turn the kit and bath faucets on and check the 10 - 12 outlets
Poly bute Yep,
Window leaks, yep,
water damaged flooring in bath , yep
ceiling stains , yep

Exterior
Walk the exterior - 5 min
Check exterior elect panel with 5 or 6 breakers, , and pedistal another 5 min.

Crawl space-- 10 min
remove 4- or five skirting panels
write up recommend temite inspector, tighten blocking

Roof- 5 min,
yep bad, have roofer fix or replace , and seal all vents, replace the sun damaged ski lite,

I did a 300 sq ft efficiency condo. One room with a 3/4 bath. Not even a closet in the place. Association supplied heat and water. No laundry. Had it's own electrical panel. Two windows. It took about 30 minutes.
