I found this hole at the dormer corner in 5-year-old house.
I could not inspect it closely because not allowed walking on the roof.
is it simply damaged wall covering?

I would look for moisture issues at the dormer / wall intersection.

I would look above the intersection as well.
OP has less than 14 inches annual rainfall and cannot access the roof. Defer
Inside not likely with shown flashing.

The stucco lath is missing, and it looks like the stucco had nothing to support it, so it fell off. Construction defect.

A Hiab operator hit the corner with a sling of tiles for the roof. I wasn't there to supervise, or I would have made him pay. ;)

2838728388It looks like the result of damage from external impact. It would require awesome incompetence for a roofing material deliverer to cause it - but. Is the roof tile or synthetic? It seems to be a scraping vertical impact from top to bottom. A swinging stack of tile could cause a hole like this.
