Also looks like the garage door is not a garage door per se but is a piece of plywood with a 2x4 frame attached to the old and existing hardware.

That would not fly here in Florida ... well ... actually ... that just might fly - which would be the problem, thus the replacement garage door would have to be listed, approved, and have engineering. as to its wind pressures, anchorages, and attachments.

But that is down here, not in CA - not sure how CA addresses those issues.

No need to be specific on this one as the photo says it all....see it? The hinge's master plate is attached to the door when it belongs on the jamb.

Replacing the door does not inherently include replacing the hardware or anything else.

You have to state what is being done in inclusive terms. Meaning if the Buyer states "garage door replacement to be done by Seller as part of the sales agreement." Needed to include "all hardware, hinge assembly and if required jam and connecting structure." Then there is the issue of exactly what are the replacement door specifications, which should also have been included.

For those that are not to familiar with Up Swing Doors on the east coast they often are referred as West Coast Doors. Most of the east coast doors are sectional roll up in design. Those that were Up Swing are converted over to Sectional Roll Up (springs,rollers,tracks). There a bunch of reasons for the change.

Hey thanks Gary. Pic 2 shows the door hardware in operation.

Marc is commenting not on the use of the old hardware but how the hardware was installed, with the door brackets screwed to the wall instead of the door. :D

The door is raising the house instead of the house raising the door.

One of the bigger problems is the lack of rigidity in the door construction. From the photo the door will have a lot of twist as it is opened or closed. Which accounts for the separation in the corner. Building a door is not bad if done correctly. With the exception of locations that require "rated and certified " doors like Florida.

2D photos are nothing compared to seeing it in person as there are many pictures I’ve taken where I couldn’t spot the defect when reviewing the photo later in the day! This defect would not be immediately obvious if the door were closed with storage obstructing the view from the interior, however, when operating this door it becomes immediately clear something is wrong as the door is not lifted up to the header…it does fully open--but with a large gap between it and the header.
