This beam end was in a 20 year old condo I inspected today. I would like your opinions. Mine is that it should stabilized to prevent severe twist and failure in severe conditions such as an earthquake.
Earthquake in connecticut? Yeah, and my house will be the first to fall through the crack, I'm sure!

Report the condition as having the appearance of a substandard installation (less than reasonably expected) with a recommedation for further review / repair.

Wayne, There could be an earthquake. During the late 60's or early 70's - I forget which - there was one centered near Montreal. I was sitting at a kitchen table in Boston and felt it. - 'just thought you'd like to be prepared!!!
