Have a friend who just put a contract on a house in Decatur Georgia (which I think is a suburb of Atlanta). Any recommendations for a good inspector in that area?

I don't see him listed on the GAHI website ... guess he does not feel being a member of his state association is worthwhile? GAHI is the only HI association which requires ICC certification - which (in my opinion) all HI associations should require.

No state licensing here in Ga. Atlanta has 6.5 million people. Plenty of inspectors. Most are not part of GAHI. They have their own SOP, requiring more items be documented. Also require members to actively earn ICC Combo Residential Inspector.

Homes in Decatur are mostly about 1200-1500 sq ft built in the 50's & 60s. Pricey for square footage due to demand to live in the area. The CDC and Emory university are in walking distance.

Electrical and plumbing are at or beyond life expectancy in most of these homes. Many with cast iron waste and drum traps. No grounding. Not all buyers understand they are buying old houses. Buyers in this area often need a bit more hand holding.
