I haven't seen EIFS before, at least around where I live until today, I think.
Any of you guys recognize this as being EIFS? I see foam under the weep around the entire perimeter.
not sure if the gap has anything to do with...I thought the sill was off but then noticed the sheer was flush with the stem.

Looks like EIFS, most likely second generation EIFS. Should not see the EPS foam or the OSB substrate.

Excellent. Much thanks Scott. BTW, can i ask why you can't or shouldn't see the foam? For example, is there something missing or ?

The largest reason for not wanting to see the EPS foam is that means it was not installed to the manufacturers requirements and you can bet that you will find other details that are missing as well! The EPS foam should be wrapped in a fiberglass mesh that is embedded in a base coat. This protects the EPS from sunlight which will degrade it and also protects it from impact by adding rigidity to the EPS board.

Sometimes the installers will just set the unfinished EPS board in the starter strip just as it is showing in your photo. The reason for the holes "Keys" is so that the base coat will adhere to the starter strip and lock it in place; the hole are not to allow water to drain as many think.

It was good to meet you as well. I did enjoy the class. It was one of the better classes that I took.

We don't see much EIFS up here, so it's nice to have some information as to how to look for installation problems if/when I do find something.

Marc, did you tap on the veneer surface of the EIFS envelope?
If so, what tone or vibration was transmitted back?

Sound. The EPS foam will sound hollow.
Broadcast minerals or stone on concrete paneled surface will sound a higher tone vibration. Tap tap as opposed to lower vibration like a toc toc.
Use the back of a screwdriver. I carry a 2-pound rubber mallet.

Barrier or Drainage EIFS. also has a fixation.
If you use your thumb and push into the veneer it will move sightly causing an impression and form its shape once the pressure is released. You have to give force.

Barrier or Drainage EIFS.
Best place to view the system is at the bottom.

Drainage EIFS, Drip screed is easy to identify.
Barrier eifs, the bottom should be coated.
Buy a small extending mirror.

Those images look like a form of broadcast stone or mineral overlay.
I will try to provide some information tomorrow. I am not in my office.
