How did you determine you don't have a moisture problem?

Is this in a basement or crawlspace and if crawlspace does it have a dirt floor.

Other questions pending dependent on your answers to my first question.

Raymond,

I was wondering the same thing as two things need to be present for mold, mildew, and fungi - food and a favorable environment.

With wood and fungus, the wood is the food, and moisture makes for the favorable environment.

No moisture and there is no favorable environment for the fungus to start destroying the wood.
