View Full Version : Garage slab crack concern

Hi all. I am are selling our townhouse (end unit - 3 levels with garage and two rooms on the ground floor) and want to determine how to disclose the cracks in the garage. The townhouse was built in 2005, not sure when the crack started but one crack goes all the way to the back wall. I haven?t seen any cracks in the wall or brick veneers. Not sure if it is just slab settling in/sloppy job from the builder or foundational or structure issue. Want to get some opinion as to whether this is a big issue or how to fix or could this cause bigger concerns later on. Thank you.

No establishing or wide angle shots, hard to know "what's where", so to speak. I assume these are upside down pics.

The first pic looks bad, large gap and uneven heights. Can't say about your T/H but you'll need a proper estimate from a concrete company for replacement costs (repair patches don't work). You can jack or lift the settled sections, but that's largely speculative right now.

There are dozens of causes for failed slabs, so only a trained professional can identify the root cause and prescribe a fix. An engineer can access it for you.

Lousy pictures that don't allow a good view.
Concrete cracks, why is the question.
Hows your water management along the outside of the wall? Are there cracks or separation signs at the exterior wall? If there aren't that's good. If there are that could be a sign that the slab cracks are also transferring movement into the wall.
Hire an inspector for a pre-sale evaluation.

Thanks for the replies - I've rotated the pictures for a better view. So far, no noticeable cracks else where just in the garage. Also given it's a townhouse, I'm not sure if there's much I can do for the foundation since everything's connected?
