This is the first time that I've run across this type of roofing.
It covers a 2 story condo unit. Inasmuch as the condo owner only owns "paint to paint" I feel that any issues outside the unit that may adversely affect his property, deserve mention.

I would not have a problem with the roof itself, but that looks like a hatchet job installation from the exposed fasteners on the bottom edge of the shingles (panel?) I agree, the buyer needs to be made aware that they should make sure there are adequate funds for repairs of the roof... I think they will need it.

I believe that is the way the manufacturer's installation instructions say to install the Decra roofs. The vast majority of those that I see are installed over old wood shake.

I have a problem with the penetration and roof/wall flashings.

Careful walking on it. Dents really easily and my understanding is that will void the warranty.

Gunnar, your right, what I thought were mounting stips in their diagrams were starter battens and they actually show the nails at the bottom edge of the shingles. How in the world do they not leak?:confused:

This is a bit of a surprise. I find that I am so often wrong about things that I post that I sometimes just stop. Glad to know I was right for once. (maybe... we'll see what other information comes up in the posts).

Not only that, but ...

(underlining is mine)

- Fastening Panels without Battens
- Panels are fastened using a minimum of eight corrosion resistant screws (color coordinated). Position four screws horizontally through the nose of the panel penetrating the back of the panel below. Next, apply four screws vertically through the back flange of the panel into solid decking, as illustrated in the diagram. Fasten the nose of the first panel through the 1 x 4 batten and the back flange as shown. All other panels will be fastened as shown below.

For installation with battens, it gives the option of nails or screws.
