Well, actually Nick's Move In Certified was first.

This one is from LandAmerica:

From the PDF checklist on the Zip Realty site.

====================
Important aspects of our inspected and certified program:

The purpose of our inspected and certified program (the “Program”) is to facilitate the marketing and sale of homes listed for sale with ZipRealty, Inc. (“ZipRealty”). A home inspection covering twenty-four points (the “Inspection”) is intended to provide homeowners and potential home-buyers general information about the condition of a particular home.

The Inspection is not intended to replace the customary inspection obtained by a home buyer. The Inspection is a limited, visual inspection of apparent conditions in readily and easily accessibly areas that exist at the time of the Inspection and is further limited to those items specified in the agreement covering the Inspection. Any and all visual problems observed should be discussed with an appropriate contractor, electrician, plumber, HVAC Technician, or other skilled professional.

If an inspector identifies a matter as requiring repair or replacement, a home will not pass inspection, and will not be eligible to participate in the Program, until there is satisfactory proof that such item has been repaired or replaced by a licensed contractor. It is the homeowner’s responsibility to repair or replace, as appropriate, if the homeowner desires to participate in the Program. The Program may also involve a typical home warranty (the “Warranty”) provided to a new home buyer.

The warranty is separate from the Inspection and is not a warranty covering the matters included in the Inspection. The company providing the Inspection and the Warranty is not owned or controlled by, and is a company separate from ZipRealty. ZipRealty is not a licensed home inspector or provider of home warranties, and the Inspection and Warranty are not professional opinions, guarantees, or warranties of ZipRealty.

A homeowner participating in the Program understands, and will agree, that ZipRealty shall not be liable for any claim based on or related to the home inspection, home Warranty, or any aspect thereof, including but not limited to liability for any defects or deficiencies in either the inspection or the inspected home; and that ZipRealty’s liability, if any, shall be limited to any fees earned in connection with the sale of the Inspected home.

Program is not available in all states. Program is currently only available through LandAmerica.
