Hi everyone, I just completed my first paid Home Inspection. I was an HVAC Rheem Dealer for 15 years and in the HVAC business for over 30 years. My experience is HVAC, Electrical and Plumbing as a Building Specialist for 30 years in Iowa. I enjoy reading all of your insite on these topics of discussion. I'm learning from you! Thanks

Thanks Bruce :) Nope ! I was a Rheem Dealer for 15 years and one of the things I taught my son when he worked for me was. After the job is completed you need to stand back and ask yourself, would I pay for this job? If not, then why would you expect anybody else to pay for it. Years after I'm gone from the job the quality still remains. Installations need to be done right the first time. No call backs, that's what we liked. Referals, and quality workmanship. I hope I can take that same pride into the Home Inspection business.

Hi Ron, Is that an electric toilet ? :rolleyes: Ha ... I'm not trained in IR but if I had to guess by the temps and not seeing the condition of the coil, it appears to be a cool day, maybe early morning or the bottom of the condensor pan would be hotter then 62 deg. The difference in the temps that are from 76 to 89 could be a dirty condensor in locations but it apears to be two problems. It looks like to me that the 61,62,63 degree temps straight across the coil are isolated and maybe a refrigerant leak that someone repaired and blocked off those tubes and are no longer being used. ???? Not sure without being there.:confused: This feels like a test!
It looks like a Lennox ???

One more thought ! The top right could be a refrigerant leak, the entire condensor coil is dirty and someone took one pass with a hose across the center of the cendensor and cleaned that part only. Then took the pic.

Hey Dan. it was about 10:00 AM The unit was clean. An older unit.
The low temps indicated clogged areas of the condensor. No areas of past repairs or section blocked off.

It still was cooling the home but on its way out.

As to that unit in the bathroom. is the return in that room ?

Well, the return air drop is in that room but no return air registers.
