What No permits who needs them!

The homes system was scary to say the least.

1- The A/C was too close to the gas meter
2- The disconnect was behind the A/C unit
3- The label said 35 max breaker and the fuse was a 60 and the breaker was 40
4- There was no ground wire or neutral wire from the breaker panel to the disconnect only two hot wires
5- The wires were 10 gauge one was solid copper the other was multi strand
6- The furnace was a down draft and the coil was located on the top of the furnace
7- The flue pipes had no support brackets

The furnace and A/C was not safe to use in my opinion.

The seller said that his buddy put it in and he is a HVAC tech.

8- Dryer vent within 3 feet of regulator
9- No pad under condenser unit (or, condenser unit pad not above grade)

10- (not to mention the mulch too high up to and against the siding)

There was a pad if you scrap away the bark dust from the unit and siding.

I did put in the report those items but did not put it on here. Fun stuff huh

Before you go condemning the coil location on a down flow furnace make sure the furnace manufacture does not allow this. The placement of the coil on the top of a down flow furnace can be done for certain manufacturers. Think about it you are still pulling the air over the coil down then going thru the furnace. Actually the coil is used to dehumidify the air, and dryer air going thru the furnace is not necessarily a bad thing.

I would be concerned about the refrigerant lines penetrating the foundation below grade, never seen that be a good thing.

I would be concerned about the common venting of that atmospheric water heater & induced draft furnace more than anything.
Those installations are time bombs waiting to go off IMHO.
