Looks like houses that I have done for a wholesaler client - he locates cleans up and sells to an investor to flip. Question how many page report did you generate ? As least the music was professionally maintained.

Did you tell them to run? Run away fast and don't look back.

Pigeon poop is toxic. The dust can carry some debilitating viruses, for which there is no known cure.
A boom box playing Mozart during the inspection might earn you some referrals.
