Concrete Tile roofs.
I have very little experience with tile roofs, only what I have read. I would like to know I anyone has any insight on what to look for, what some concerns may be. I don't see many here in Northeast PA. Any help would be greatly appreciated.

Visit Tile Roofing Institute and download the TRI inistallation manual
Out here tile roofs are in an abundance. And it's never hard to find a few installation flaws.

The Florida Manual is free (see bottom of page on that link), learn to recognize the different systems first.

System One
System Two
System Three
System Four

Based on the system type, you will then know what you are looking at, at least as far as attachment goes.

Mechanically attached, preformed flashings with edge returns (System One)
Mechanically attached, standard flashings, direct deck attachment only (System Two)
Adhesive (foam) attachment, System Four - preformed metal flashings (System Four A), standard metal flashings, direct deck attachment only (System Four B)
Mortar set, standard flashings, direct deck attachment only (System Three)

From there, it gets more complicated as each system has some of their own requirements, with many requirements being common between the different system types.

System One is the worst, these will have flashings on top of the tile (as will a System Four A - also not a good system), the "tile" *IS* the waterproof covering on these two system types - that means a cracked tile *IS* a roof leak.

System Three is seldom ever used anymore as they require uplift testing after the mortar has reached full strength - time consuming and rarely done.

If you see mortar, think System Three, otherwise, forget about it.
