Re: Where is the Garage Man-Door closer rule?
Benjamin,
I only used the Ignore button on the two members who have been bickering for years. It's always back and forth, the same old stuff. It's like watching reruns of a reality show, "The Battle of the Geezers", for the umpteenth time. Some folks will be entertained; others will change channels.

A proactive promoter should put the two geezers together in a room with a few beers, and take bets on whether they just continue bickering or actually come to blows.
And, of course, there's always the long shot of them kissing and making up!

Re: Where is the Garage Man-Door closer rule?
You disingenuous poop! You quoted & linked to a responsive post time-stamped 12/2011 which was during the active original "discussion"!
As for the most recent <incomplete> activity, a certain person posted more recently on this discussion and it has been subsequently been deleted in a manner that leaves no trail of the post or an edit (and no longer in a google cache); which was once cross posted on a more current discussion where a similar discussion topic was taking place. There now only two in-a-row posts are present on THAT discussion where there were once three, and a response to same <poofed> post.

HG, Life is to short to be so unhappy. Let off the attitude accelerator and not look at everything so negatively. It is a new year/or two try a new vision of life. Not everyone is against you (I hope). Often one mans humor is another mans trash. All said not being disingenuous, just a poop

Re: Where is the Garage Man-Door closer rule?
This is amazing.......
I joined to try and keep up and better understand the current codes.
As this post shows, the guys that do this for a living can't even agree on their interpretation.
I hope now you understand why your clients give you that "deer in the headlights" stare when you give them a report.
Gone are the days of simple common sense.
Instead you have to put in railings that have openings not greater than 4''. (Not 4 3/4", 4 1/2 " or even 4 1/4" but 4")
How do you tell your client he has to hire a plumber, who has to pull a permit, to change the pipe coming off the pressure relief valve on their water heater because its 7" off the floor, rather than 6" per the code?
All the municipalities my properties are in have now adopted the new codes. They have also implemented costly yearly inspections.
The days when a town had the local master plumber or electrician inspecting work are over. So are the 25.00 and 50.00 permit fees.
Code enforcement is now done by big engineering firms for big bucks, to both the municipality and the property owners.
Believe me when I say I don't, in any way, begrudge home inspectors or the engineering firms contracted to the municipality from making as much as they possibly can !!! That's Great.
But as one who sees and feels the effects from what appears to be, a never ending volume of codes, is an underlying effect. Projects are canceled, jobs are lost and properties are only maintained to the bare minimum rather than being improved.
Anyway,
I'm sorry for the rant as this is my first post. I have learned a lot since joining and hope I haven't offended anyone.
J

JC, If logic and understanding prevailed we would not need rules , but again who's logic
