    I am currently learning the home inspection trade. My question is "how do you visually make the distinction between stucco and EIFS"?

    The short answer is to learn a tremendous amount about both claddings. The long answer is getting to that point.

    Here is some advice. Push on it. Most EIFS will have give to them. The other things is look for the mesh. But don't get fooled by the plant on trim they put around windows, doors, ect. These can go on traditional stucco also. Take some classes and read up.

    I went through AHIT, and there is a pretty good explanation there or within InterNACHI's library of trainings.
