BATHROOM OPENS TO KITCHEN?
I inspected a house recently which had obviously been modified. The bathroom opens directly into the kitchen now. I seem to remember that this is not allowed by the building code, but can't seem to find a code reference. First, am I correct. Second, does anyone know the code reference?
Thanks in advance for your help.

Re: BATHROOM OPENS TO KITCHEN?
I see many homes with a half-bath near or at the kitchen.

I've always thought that also. Even if it's not in he building codes check with the health department.

Re: BATHROOM OPENS TO KITCHEN?
Even chefs have to use the bathroom, so I see it as a convenience factor. Most of the very large houses here have a half bath at the kitchen, although I have seen some baths with showers, too.

Re: BATHROOM OPENS TO KITCHEN?
In the old UBC, I seem to recall something about a "tight fitting door" required when a bathroom opens directly into a kitchen. Whatever a "tight fitting door" is. Don't know about the IRC.

Re: BATHROOM OPENS TO KITCHEN?
Speaking of bathrooms, I had an agent following me around on an inspection the other day like she was my shadow.
I went into a bathroom and started checking the fixtures and she was litterally over my back watching everything I was doing.
I asked her to excuse me while I used the restroom and I closed the door pretty much in her face.
I had the tub running so I quickly grabbed one of those small trash cans beside the toilet and filled it with water really quick. She was out in the hall still talking. I then turned off the tub faucets and then I began to pour the water from the trash can into the toilet from about 6 ft. up in the air. It sounded like my kidneys was turbo-charged.
Slowly I let it pour stopping sometimes for the dribbles and then full force again. This went on for a few minutes and I was just about to burst out laughing just imagining her on the other side of the door.
When I opened the door she moved rather quickly down the hallway and sit in the living room. Didn't bother me the rest of the inspection.
Sometimes you just have to have fun.

Re: BATHROOM OPENS TO KITCHEN?
I did a house with the bathroom next to the kitchen. Told the homeowner that I was going to have to check all of the fixtures including the shower. While Im checking the sink, I hear the shower turn on. Next thing I know, the homeowner is standing in the shower stall in her birthday suit. She then asked me if I was going to get in with her and check the shower. Next thing I knew, I woke up and the dream was over. Probably best, I think she would have tried to get a discounted price. Now, back to the 4th festivities and margaritas.

Mr. Hurst,
That is hilarious ! I will immediately add that little bit of "toiletese" to my bag of tricks.
Did I say toiletese? Perhaps I meant toilet tease !!

Bad Feng Shui if nothing else. You don’t want your toilet over your kitchen either!

Re: BATHROOM OPENS TO KITCHEN?
Rick,
I can't help myself sometimes... I would have had to add a few-- "mouth-blowing-on-the-forearm" fart noises. If at all possible... maybe a few real ones thrown in for the 'sensual' effect.
Then... just wait a few minutes and flush the toilet. I then would have to unbuckle my belt just to give the gingling effect so she could hear the rumblings of pants being manipulated. Then gently slam the toilet lid closed.
Once this is done... come out of the bathroom and proclaim (quite loudly) that the damn fart fan doesen't work worth a damn...
