I know many of us take reports home to finish them and others finish on site. I am seeing the benefit of taking the report home to finish it up as it allows me more time to think about things and proof-read etc. This is especailly true for inspections that require more pictures and alot more time due to the condition of the property. I wanted to add something into my report that states that I have the right to change my report within such a time frame even if I go over the report on site and get home and remember something later....any suggestions?

I posted that I do almost all reports on sight. The last sentence you had pretty much tells the folks that you need a chance for closer review of you pictures and findings and there may be changes/additions to the report within 24 hours. I actually put in my note that I will email changes no later than that evening. I have a separate saved file that I print off with my report and give to my clients.

If I lived in the north, as I use to, I would more than likely not be doing my reports on site, a portion of it but not all. The older homes that there are in Mass where I once lived and inspected obviously took much longer and had a serious amount more to put into a report than we do in Texas in most of the homes we inspect. I will add that the inspection price did and would be much more than for the basic slab homes we do here and would account for the extra time allotted.

I have used in the past a comment like:

Inspector reserves the right to make changes or update this home inspection report within the first 48 hrs.

I have 5 business days in my contract for revisions.

If I print anything on-site, the following disclaimer takes up 1/2 of the front page of the report:


This is a preliminary report. The final report will have digital pictures inserted where appropriate and be posted to our website (www.irsindy.com) within 24 hours of the completion of your inspection. Please read over the entire final report prior to finalizing any legal agreement regarding your real estate transaction.





When I get back to the office to go over the report and insert photos (and compare them to the comments), I insert a pic of the front of the home over the top of that statement. It makes it pretty easy, if it doesn't have picture, it isn't the final report and is for immediate informational purposes only.

Five business days!!!!!!!!!!!!!!!!!!! Buy the time I do an inspection there is usually only a day to 3 left in the option period. Not sure if there has been five days left in an option period before. Maybe

#1. It isn't my problem they waited until the end of their time to get the inspection. In my area, most buyers have 5 - 10 days to get the inspection.
#2. Remember, this is to just MAKE CHANGES, not for them to get the report.
#3. When I have made changes, they have been made within 24 hours, probably in 99% of the time.

I gave myself 5 days to allow for the worst case scenario when I wouldn't be able to get information I needed in a day or so. Never had to use that much time.

Congress people always end their speeches with the comment ' I reserve the right to revise and extend my remarks.'

Heck, that is what I would put if I wanted this type of disclaimer. Why limit yourself to a period of time, leave it open ended.

Sorry if it sounded like I was kicking your time period. The reality is half the time they wait a day or 2 or 3 before calling and then I can't get there for a few days. Sometimes and quite often its oops I forgot to call for an inspection. Now a days with short sales and closing next week time keeps getting more limited.

I also had 5 days, I think I may have issued possibly as many as 2-3 addenums in 17 years, all within 1-2 days of the report. After 2-3 days, if no one had brought it up, it is probably not worth bringing up.
