    I inspect them. None of the ones I've seen could be considered common.

    FWIW,

    I inspect a condo no different than I do a detached home. Even though the association may be responsible for the exterior there are many items that, if left unchanged/unrepaired, can negatively affect the part of the structure that the owner is responsible for.
