The contract (on the house they placed an offer but the offer was rejected) does not state that a licensed home inspector has to do the inspection, that the buyer may have (basically) anything inspected by anyone they want, so instead of doing a "home inspection", I will be doing a 'review of conditions' (one of the specifically mentioned inspections), but I am not familiar with some of the things on those houses and would like to have it inspected (if they find another house they can afford - Asheville is a 'happening place' and prices are high, most homes are sold with a few days of being listed, or a week, and sold for more the listed price, unless the house is way overpriced to start with).

They looked at a house which was listed in January, still not sold, the price had been reduced, still not sold, and the sellers rejected their offer (I don't know how close their offer was to the listing price, their agent said the seller would most likely accept the offer ... but the seller didn't ... the seller apparently thinks their house is worth more than anyone else thinks it is).

If they find something, and have a reasonable inspection time frame, I will fly up there, but am looking for someone from 'up there' to do the inspection - I'll let you know if I hear something and check your schedule ... you would be like me - 'reviewing conditions', but you have more knowledge of the construction methods used in that area of the country.

    Some fast thoughts:

Things are a little different (from FL) but not to far off in left field.

Mostly crawlspace construction but in Asheville some basements (site conditions are key).
Little stucco siding, no tile roofing to speak of, mostly heat pumps but you will see more furnaces in Asheville than the rest of NC.
The area may have higher than average radon so they should have it tested.

NC is a licensed state. The license board has a link to all home inspectors in the state that can be sorted by county. That would provide you a list of all inspectors in the area. You could cross check against registered forum members. Activity is down on the forum compared to several years ago so old time posters may not be regularly checking the forum now.

There use to be an interactive map on the NC license board page but it seems to be not working. By using the county listing, you would as least have an idea of how many HIs are in the area and then know if you called all 5, or there are still 3 more to call. Probably not more than about 15 in the area.

As mentioned, that is Home Gauge headquarters. They may be able to steer you towards more active inspectors.
