mold boiler plate
First of all, I don't do specific testing for mold. I do my best to calm people with regard to all the hype about mold. However, I do see "what appears to be mold like substances" when inspecting home sometimes. I want to store a comment I can insert when I find it. I was wondering what any of you might think of the following comment.
Give suggestions and improve or edit as you see fit.
Here's the boiler comment I just wrote;
What appears to be a mold like substance was seen at the ###. These conditions happen when there is a moisture problem. Once the moisture problem is corrected, have all affected areas cleaned or have the affected materials replaced as necessary. Some people have health conditions that can be negatively affected by molds. If health conditions related to molds are a concern to you, consult a qualified professional to help you resolve the matter.

Problem with this statement is the mold remediation people will tell your client that improper cleanup by non certified people will spread the mold all over their house and lead to all sorts of future problems and it is your fault for not insisting that it be done by certified mold remediation specialists. Not that I agree with that but I have had it happen.
My opinion, you are better off just telling them to get a mold remediation expert and leave it at that.

Good idea Ken. I'll edit the comment a tad and include the link to EPA on mold.
My goal is to provide good info and not start a panic.
