    Default Furnace, dryer and gas water heater

    I inspected a 1963 house today that had a gas furnace, a washing machine, a dryer with a service panel over that and a gas water heater on a stand all in a row in a one car garage with a car being parked in it.

    How acceptable is this? And how would you write it up or not write it up

    No working space for electrical panel
    Source of ignition in garage (furnace, dryer)
    Protection needed for appliances (?)
    Possibly concern for ducts
    Possible concern for back-drafting

    Text can be a challenging venue. A photo would help a lot, but if the electrical panel is above the dryer; it's a code violation, a safety hazard and an electrical panel access problem. No photo ~ no mo.

    That doesn't sound like an automatic red flag. I think it depends on how they are situated. Your description indicates a lack of access to the panel which sounds like a problem.
