hearth extension - InspectionNews

The buyer had the good sense to contact a specialist to check out this fireplace, so I deferred the whole thing, but... this hearth extension can't possibly pass muster can it? Not the best photos. I can't imagine there's any kind of acceptable material under the stone.

It depends upon the listing and what's under that HX. If its concrete, no problem. If it is combustible, there may be a problem. That thicker stone appears to be about 15" out. Most 36" openings require a min. 16" then 20" for 42" or larger, just like in 211. However, the chance of a sheet of 1/2" Micore CV 230 or equivalent being under there are slim to none so Good Call John!

BTW, illegal aftermarket grate.

Thanks Bob. Since the buyer was going to have a specialist look at it anyway, I barely checked it out. There were quite a few other items in the house to spend my time on. Didn't identify the brand. I think the odds of there being proper material under the extension are none-to-none. It's a plywood subfloor. This was in Harleysville, where I seldom venture.
