Common Questions asked at the inspection
Common Questions and/or Statements by Agents;
1. “How long is this going to take?”
2. “When do I get your report?
3. “Lock up when you’re finished.”
4. “Let me know if you find anything significant, I’ll be on the phone.”
5. “I have no idea why the buyers want this home inspected because it is: A. Bank owned B. Brand new, or C. Been perfectly maintained by the sellers.”
6. The most “target–rich” inspection site: “I seriously doubt you’ll find anything wrong because the seller is a general contractor.”

That has got to be THE question.
Or potential client.
"Ok, I'll give you a call after I check out a few more prices. I still have a few more on the list."
The other day was " Well, my father sent me a dozen names. I have to at least call a few of the other inspectors."
That one was actully preceded by
"You said how much for the inspection?"

Answer: A minimum of ten years as a residential general contractor. A minimum of 10,000 hours work in the field as an inspector - reference "The Outliers" by Malcolm Gladwell, et al.. And, an IQ that is sufficiently elevated to prevent you from asking me that question . . .

Some actually begin and end with a certifiable pulse. However, lacking everything but that there‘s always a two-week course at, “Become a Home Inspector and Make Lots of Money” school.

One of the major state-approved schools (the guilty shall remain anonymous) for training of Texas inspector licensees recently disseminated an inspection report form to their students with the following boiler plate information on it:
"Heating unit(s) were inspected but were not operated since the ambient temperature exceeds 70ºF." WTF!
How much do you think students will learn at a place like that, even if the course lasts 2 decades?
It's the designers of the curricula, the approving agencies and the instructors assigned to shovel out this sort of crap that need their pulses and IQs measured.

Q: What's this and/or should it be exposed like that? (client pointing at the doorbell transformer)
Q: How's the water pressure? (after seeing me measure it at a hose bib)
A: It's fine, but you probably want to know about the flow rate. I'll be checking that later.

How about I'm the homeowner can i follow you around and you tell me what is wrong so i can fix it.
Or I'm the homeowner why do you need to pull off the cover of the electrical panel i can open and hold the door for you.
Or typical phone call from a homeowner. How can you say there is rot in my siding I just paid a contractor to fix all of it.
