    By the time you've accomplished a minimum 64 sq. ft. of area for sleeping area, you've less than 20 sq. ft. to accomplish installed appliances, fixtures, toilet, sink, shower pan, WH, means to heat, and cook - you're short living and dining area for a legal regular residential occupancy, special conditions for a TRO perhaps.

    She stole the idea. Other than maybe interior layout they sell those some where I just cannot remember where. Several different styles.

    I think I would have to write up the stairs to the second floor Now imagine 10 times that space or 20 times like she was living in......what a waste of space

    I guess the sq footage is all in how you measure it. That looks bigger than 8X10 to me.
    This houseboat is being sold as 520 square feet, looks like less room than a travel trailer.

    She didn't steal the idea, she bought the plans from the company that designs and makes these houses.

    The whole point of the house is to skirt building codes that in many ways has encouraged the construction of homes too large for their inhabitants. By putting the house on wheels it's no longer a single-family dwelling unit subject to the IRC.

    What is the minimum sized 1br/1ba home you can build to IRC standards? And why is that?

    Yes there's a basement alright, although a seaman would call that a bilge.
    Don't get me wrong, I could see the logic in the boat or even the trailerhome. I just don't think there's a standard being used to measure the sq ft of living space.

    For example, if I put a loft in the end of a bedroom, does that increase the space? Yes. Do I add it to the floor area? No.

    Well, it is a houseboat on a lake so maybe they used a fisherman's ruler to measure it.
