    Yes, it's an Emmy; he won it in 1999 (I Googled it). It's his only one. The only thing I can think of is that with the house on the market, the personal items were removed. But an unconditioned storage shed?

    He may be a little like myself. I've got a box full of plaques and awards, etc. somewhere, but it might take me awhile to lay my hands on it. Just not my thang.....

    Billy, I'll usually stick my head in if they're open. This inspection happened to be more of a consultation for a buyer who didn't yet have a contract on the house and just wanted to know if it had any major deal-breaker issues. The permit search had turned up a "stop work" order from 1990 for an accessory structure, so I was wondering if this was that same structure. But it looked too new.

    I used to do a fair amount of those types of inspections for buyers, they are willing to spend some before they are willing to commit to the real deal and a full inspection.

    Buyers often ask me to look at free standing detached shed structures. The sellers always leave them and the buyer is interested in what shape it is in even though it not included in the inspection. Many times people will run electric to them so there is usually some outlets or lighting to see.

    That was exactly the case, Jerry. For this particular property, the agent knew there were going to be multiple offers for the property (which was listed at $995K) and my client wasn't sure he would get the house. He just wanted to know if there were any major issues to be aware of before he put in his offer. In the end, he submitted an offer just slightly higher than the asking price, and lost out to someone who offered $1,250,000. I got an email from the agent telling me this, and he added "the crazy market is back."

    I have done several brief inspections like that as well. Since my move to Nashville I have also found a few Emmy's and Gold Records buried or stuffed into closets and basement corners. I have also seen some displayed with pride in a few homes.

    I did a two pre-purchase inspections yesterday. I usually stick my head in a shed just to see if there is something worthy of mention and sometimes there is, like a rotten floor, dangerous wiring, a huge wasp nest, etc.

    Emmys and gold records? Wow..... all I ever find up here in Oregon are abandoned pot growing operations and dead racoons in crawl spaces.
