    Default I need some talking points.

    I don't usually do this but I've been asked to speak at one of those buyer seminars. I haven't spoke to a crowd about why they should get an inspection since my first month or two in business.

    I would have normally declined the offer but the agent is a good guy.

    So I was wondering, whats the latest angle besides the obvious?

    I have the similar situation myself. I am doing one next week. My main topic is going to be the importance of getting an inspection and what to do with the information. Not sure this may be the best way, but I think it should work.

    I don't know Real Estate situation in your market but here in Florida we have about a 3-year supply of homes for sale today precluding what the builders are still pushing out.

    Changes I have noticed from the switch to a buyers market from a long run sellers market.

    1). All the FSBO's are gone, if it ain't listed with a Realtor it does not sell.
    2). All the Listing agents are becoming Buyer's agents.
    3). Open Houses no longer attract any action.
    4). Most homes are vacant.

    You might want to include a few of these things in your discussion. Besides the obvious, when I get in front of agents I discuss pre-listing inspections as a way to set one property apart from another. It allows the seller to control the cost of any obvious repairs that will become apparent during a standard home inspection and removes the adversarial position that normally exists between a home inspector and a seller. All in all it has been good for business.

    When I give talks to RE agents I start off by saying:
    " What is the worst thing a home owner can own?
    A paint brush."

    Agents can relate to it.

    ' correct a wise man and you gain a friend... correct a fool and he'll bloody your nose'.

    Thanks for the advice so far.

    Mitchell, that little video put me to sleep,
    but there seems like some good stuff in there. I think I can get most of what I need from that. Thanks.
