    Default WHY?

    Why is it after you've written up about a 100 pages of defects on a house, the client who didn't come to the inspection will call you and ask "is the hole in the drywall a big deal and how to patch it?"

    Not a question one about the FPE panel, water penetration, the gas leak, the leaking water heater, the foundation that is cracked in half, or the termites...... but is the hole in the drywall a big deal?

    Don't get it.

    Rick,

    It's because you made sure that anything that was a big deal was declared as a big deal, but you mentioned the hole in the wall without telling them that it was not a big deal.

    L.O.L. I had a guy call me up one time about 7 years ago... he was just piss off at me. I gave him a report like you listed Rick. the guy went on and on about a leak in his sink faucet in the laundry room that it only leak inside the sink so what was the big deal. Then he went on how the buyers ended the escrow. then he went back to the leak in this sink faucet.

    I've had similar recently as well. Must be the heat or something, Rick.

    I know that two of mine were were due to agents telling clients that "all the houses in the neighborhood have FPEs" and that lack of GFCIs "are grandfathered" ... and so on and so on.

    Ya know ... "they walk among us"

    Many times a client will call the Inspector with some level of dissatisfaction regarding the inspection. A lot of times, the client will complain about a defect that had been identified in the inspection report. The inspector could/should ask them, "Did you read your report?". When you point them to the specific paragraph where the defect had been identified, they either get quiet, or indignant. In either case, its a queue for the inspector to sit up and prepare for what may come next: a lawsuit.

    No, I'm talking that these people seem more concerned over the hole in the wall than something of a major safety or structural concern. Their more interested in the "cosmetics".

    I often start my spiel by asking people if they've seen anything that concerns them about the house (I find this keeps me from getting dragged away later). Whenever people do have something it's always as Rick mentions. They'll often take me over to a dent in a wall where a door knob hit it and ask how bad it is? Or, "do you think there's any damage behind the wall?" Walking past numerous major obvious concerns along the way.

    About a year or so ago I commented on a client calling me complaining about everything in his home...literally. He was at the inspection. I did go over everything with him. He called me when trying to bail out of the home complaining about literally everything I wrote up.

    Yep. Never fixed a thing. He was looking for a bail out. The SOB (and I cannot prove it) wrote a bad review on me and it took a year to get rid of it on a couple sites and one site...the most importannt still has not gone away.. Everything and I mean everything was wrong with the home. As I listened to his complaints I was in front of my computer. I brought his report up as I was listening. When he stopped I then went over point by point from a year ago. His comment when I was done reading all I wrote up there was silence for about 30 seconds. He said "good luck in the inspection business" and hung up. The report appeared a week later and I have been battling it for a year. It was anonymous posting. The company I had been marketing thru finally took everything off there site where other sites pick up on the bad review. The most important one rmoved it before the listing company removed it and it came back on now I guess I will spend another month getting it removed.

    Life is not always a picture perfect world.

    As to Ricks post

    The only time I ever get calls is for something dumb like that and nothing ever serious.

    My disposal stop working (3 months after an inspection) "and you should have known it" With those calls it is never about the thousands you saved them on everhything else you wrote up.

    My point is that they either don't read the report or may not understand what it means. Logically speaking, for them to be more interested in a hole in the wall as opposed to a material defect is a sign...
