    Talking Hello from IL

    I am a new inspector, Jason Jeske, (I passed the test and the state cashed my check but I am still waiting on License,) in IL and I am already associated with InterNACHI and looking forward to doing some inspections. Also this looks like a really helpful site, I suspect I'll be here often. I am interested in finding out what to do with all the people that might be present at an inspection while I inspect. Any advise is certainly welcome.

    Hi Jason, welcome to IN. I don't do much up in Lincolnwood these days. Don't actually mind not going there and Skokie with all those McMansions build during the last boom. Way too much writing on those things, real PIA.
    You should get the license soon, don't remember how long it takes them. Don't think it was very long though.
    Are you looking at doing regular HI or other stuff?
    There's a few Chicagoland regulars here and more lurkers I suspect.

    Mostly regular stuff but I might add mold and radon testing soon. Still putting the plan together. Your right about those McMansions, we have a million up here.

    I'm real blunt about it and tell them if they are not the buyer or the agent, they will have to remain outside of the home. Plain and simple.
    Those that show up with 20 family members and want to stroll through the home and have half a dozen kiddo's with them doesn't fly with me. Let the agents cater to their circus.

    My goodness. If I were buying a home and you told me that every single member that came with me from my church Parish has to sit out side I would fire you on the spot and get one of those inspectors from other states that constantly say that you are not in control of anything and they have the right to do anything they want in the home and let the kids go thru the wives underwear drawers and the wives thru the liquor cabinets and the husbands thru the gun closet and also read all the sellers mail and and and and and .

    What right could you possibly think you have to tell the buyer anything. You are just the subservient home inspector that must do what you are told. My God man you cannot even tell them that they cannot be pulling panel covers off or HVAC front off and sticking their fingers in everything and kicking around the insulation in an attic just dying to fall thru the ceiling. If they want to climb up your ladder what right do you have to tell them no.

    You are such a self righteous , totally self absorbed fool bully, control freak in my honest opinion

    Any suggestions on mold or asbestos reporting. And good inspection agreements, I was intending to use the NACHI contract, advice?

    Well Jason, you could also go into pest, infrared, home staging, energy audits, radon mitigation and a bunch of other things.
    Why not get some inspections under your belt and try to master one thing at a time?
    Personally. I would drop the NACHI thing like a rock, but thats just me, and I know you probably want to get that instant certification thing going so you can grow your business.

    My advice is to start your inspection business, and try to get good at doing inspections. Since mold, radon, asbestos and just about any other thing is going to require some classroom time, I think you are better suited spending the classroom time learning about how to do a good inspection.

    I have no idea what kind of training you have taken already, but I'll tell you it's not enough. I would bet that every person here that has done a thousand inspections, wishes they could take back a bunch of those early ones. It is scary on how much we don't know when we first start out. I don't care what kind of background or training there was, its just never enough.

    Good luck in your new venture, you have a tough road ahead.

    What I was trying to ask is what if any advise do you have on, reporting the presence of mold or a possible aesbestos containing material, in the home inspection report.

    Welcome to the profession.

    One thing that you will quickly discover is that there a lot of people trying to sell you on using their services as a source of ancillary income.

    "Mold testing" is a good example, before becoming "certified" to perform such work consider the following:

    "Generally, it is not necessary to identify the species of mold growing in a residence, and CDC does not recommend routine sampling for molds. Current evidence indicates that allergies are the type of diseases most often associated with molds. Since the susceptibility of individuals can vary greatly either because of the amount or type of mold, sampling and culturing are not reliable in determining your health risk. If you are susceptible to mold and mold is seen or smelled, there is a potential health risk; therefore, no matter what type of mold is present, you should arrange for its removal. Furthermore, reliable sampling for mold can be expensive, and standards for judging what is and what is not an acceptable or tolerable quantity of mold have not been established."

    CDC - Mold - General Information - Basic Facts

    "IDPH does not recommend testing for mold (see the fact sheet “Indoor Environmental Quality: Testing Should Not Be the First Step”). If mold growth is visible, testing is not needed to identify what type or level of mold is present. Mold testing also is not typically useful in determining what steps to take for cleanup. If you can see or smell mold, testing is usually not necessary. It is likely that there is a source of moisture that needs to be fixed and the mold needs to be cleaned or removed. Even if testing is done, no standards or guidelines exist to judge acceptable amounts of mold. Testing cannot determine whether health effects will occur."

    I just report it as a mold like or asbestos like substance and refer them to find a qualified professional to test it for them
