    Default Gas Water Heater in Garage

    Are rules changing for gas Wtr Htrs in a garage? The builder says this installation is just fine.
    This particular label just says to follow the installation manual. No time to search it out.

    That looks to be a FVIR water heater.

    2006 IRC
    G2408.2 (305.3) Elevation of ignition source.
    Equipment and
    appliances having an ignition source shall be elevated such that
    the source of ignition is not less than 18 inches (457 mm) above

    the floor in hazardous locations and public garages, private
    garages, repair garages, motor fuel-dispensing facilities and
    parking garages. For the purpose of this section, rooms or
    spaces that are not part of the living space of a dwelling unit and
    that communicate directly with a private garage through openings
    shall be considered to be part of the private garage.

    Exception:
    Elevation of the ignition source is not required
    for appliances that are listed as flammable vapor ignition

    resistant.

    Shouldn't there be something protecting H2O heater from damage ?

    Is it acceptable to obscure the warning label ?

    G2408.3 (305.5) Private garages.
    Appliances located in private
    garages shall be installed with a minimum clearance of 6
    feet (1829 mm) above the floor.

    Exception:
    The requirements of this section shall not apply
    where the appliances are protected from motor vehicle

    impact and installed in accordance with Section G2408.2.

    Of course the slimeball builder says its ok, what else would he say. Admit his guys do crap work.
    - don't see a shut-off on the cold in
    - don't see a shut-off on the gas in
    - do we know how long those screws are that attach the clamps to the body of the tank? short screws, long screws rubbing on the inside of the actual water tank, or even started into the body of the water vessel. I don't know, do you? I would advise my client just based on those screws the unit is potentially defective and may warrant replacement. Is the builder willing to remove those screws in the presence of witnesses to show they are short enough not to have caused damage to the water vessel? If not, recommend replacement. The unit has been penetrated by non-approved materials. I doubt the manufacturer or UL would approve. Consider it defective.
    - no insulation on copper water pipes or tank, if the garage warrants a heater, for what?, wouldn't the unit conceivably warrant insulation
    - I'm guessing it gets cold up there. I would advise my client a) poor installation location, b) make damn sure you don't leave the garage door open in the winter, c) make sure that electric heater doesn't stop working
    - no protection or elevation for the water tank as typically required
    - does that vent pipe go straight out or into the house an then out, fire separation issue

    I think maybe it is, but it does not say so. It does say there is a flammable vapour hazard, though.

    Yes, the shutoffs are there. the gas valve is right at the wall, and the water shutoff is there, too.

    Good point about the lack of insulation on pipes. We kind of ignore winter around here, but we get cold snaps, and power failures, too.

    Believe it or not, the wall in the window is the neighbour's place. Our country's not big enough to give everybody a full 1/2 acre, eh?

    The gas inspector signed this job off, so I guess it's on his plate now. Ooops.

    What happened to the Building permit? Never got one.

    There are so many condition with that water heater. Make a list... Ask for the building permit.

    In that case. I would call for a new inspection from the AHJ... Give him a list of correction.

    Thats the kind of stuff that can get you sued because you step on the property

    18" min above floor
    bollards to protect from car
    no mixing valve, heat trap.
    no gas shut off valve
    no vacuum breaker.
    no expansion tank (required in BFP is installed)
