    Default Looking for some plumbing help

    I am planning on relocating a powder room at a house my daughter and son-in-law are buying. I want to get a permit soon and want the process to go as smooth as possible. I thought it would help to give them some good details since they frown upon people doing there own plumbing.

    I hope the attached drawing is readable. I would appreciate any input anyone could offer as to whether this is understandable and whether it seems to be in compliance with the IRC. From my reading is seems to be. The drawings still need notes, etc.

    Hello,

    First, your photos are "inline" with the post, not attachments, so they can't be enlarged. They aren't very readable or viewable, I can't see any important details at all.

    Second, I recommend you hire a local plumber to design/consult with you for the rough-in based on your local requirements. It will be money well spent to avoid ripping out the wrong work once the Building Department inspects it.

    I can't figure out how to attach photos instead of posting inline. You can right click and save the image to enlarge it.

    Snip to photos. Save a JPEG. Enlarge afterwards on your OS.

    One problem is the low resolution and the text - I cannot read much of it, others may not be able to either?

    Can you 'print' it so a pdf and see if that helps? Or maybe put it into a Word doc and then to a pdf?

    I'm posting again since I reloaded the diagrams and I think they are readable now. I would appreciate any useful input regarding the layout. My biggest concern was sizing and location of the vent pipe and the use of the AAV valve.

    A few initial comments, but as suggested earlier by others, I would get with your AHJ and ask what they want.

    You likely will not need to add any cleanouts if there are cleanouts already where they should be. The fewer cleanouts you install, the fewer places to leak, and cleanouts are seldom used because of the mess they make being opened when the drain pipe is already backed up and full - most plumbers will snake down through a vent through the roof for this reason.

    Jerry, Thanks. I agree that there is seldom a need for clean-outs, but around here they usually want them at the end of long runs.

    Meeting with a new AHJ? He is the authority, so we act like we know what we are doing, but don't tell him what's right. Is this alright? Will you accept ....? Is there a new rule? I recently submitted plans for an addition on my existing house. I had no problem communicating, and was told what I needed to do, then changed the plan to meet the inspector's requirements.
